If you are a California resident visiting this Site: hello, and also, why? This is a rental property website for apartments in Cold Spring, New York. Cold Spring has one main street, one train station, one diner, and zero interest in California's jurisdiction over a two-person landlord operation in the Hudson Valley. We say this with warmth.

We do not target California residents. We do not market to California residents. We did not seek you out. You found us, presumably through some sequence of internet events that we cannot fully reconstruct, and we respect the journey. But these terms of use govern a New York business, operating in New York, renting New York apartments to people who are planning to live in New York. California's connection to this enterprise is zero.

To the extent California law applies to anything here — which we politely dispute — you agree that any claims arising from your use of this Site shall be governed by the laws of the State of New York and resolved in Putnam County. If you'd like to litigate in Putnam County, we will see you there. The courthouse is in Carmel. Parking is available. Dress for the weather.

We are aware that certain members of the California plaintiffs' bar have developed a cottage industry around technical privacy violations on websites that have no meaningful California presence whatsoever.
